Assessment of Development Potential Once a site has been identified we can then assess the potential for development on that land. Careful consideration is given to any constraints to development, whether physical or in terms of planning policy. The nature of the development is also assessed at this stage and the site’s suitability for the type of development a client may wish to pursue. We have in the past looked at housing potential, industrial uses and tourism potential, all of which demand vary different criteria in planning and development terms. Site Selection Through our knowledge of local property networks we have been retained in the past to seek out suitable sites for clients who wish to pursue a specific type of development. This is done, as far as possible, in a confidential manner, with discreet approaches to appropriate agents and property contacts. Sites are then dismissed based on our knowledge of the planning system and any sites presented to the client are therefore worth pursuing further, thus avoiding time wasting and costly site analysis on sites with no prospects. Property Development Brief We can prepare a brief on any site for any type of development. This will take account of physical constraints and issues such as traffic management, landscape impact, flood risk, archaeological issues and so on. There would be a thorough interrogation of planning polices to ensure that future development accords with these policies and ensure that there is every chance that the development will be carried out to completion. |
