Conwy County Borough Council (Property Services) wanted planning support for the development of their own land off Peulwys Lane in Llysfaen. The work included preparing a Design and Access Statement, a new layout, and advising on the Unilateral Undertaking. The aim being that the department wanted to secure the permission granted and to eventually bring the site to market. A tender process was set up and Owen Devenport were selected above five other competitors. This is an example of where the company's expertise and experience is recognised by the Public Sector and we are delighted to be assisting the Borough with Town Planning matters yet again. |

The site had, in part, a Lawful Use for 14 static caravans. Owen Devenport have now extended their services to being Code for Sustainable Homes Assessors. This is following the successful completion by Jamie Bradshaw of the relevant qualifications. So, whenever a new build project is being undertaken and it needs to obtain a Code for Sustainable Homes Assessment, then Jamie can carry out the pre-assessment for a planning application and then the full assessment service to completion. On eligible projects this is now a legal requirement for planning purposes. |

Owen Devenport have recently been successful in discharging Section 106 Agreements that previously restricted occupation of residential properties to 'local persons' only. These types of obligations were popular in the1980's and still used by Local Planning Authorities until recently. However a landmark case in Abersoch, where we successfully won an appeal against the imposition of such a condition, has meant that Local Authorities are now having to discharge such conditions or obligations upon request. Several applications have been made by the company and all have been successful to date. |
