Approval received for replacement Passivhaus dwelling at Ty Croes, Anglesey

We were delighted to receive planning permission this week for our clients to demolish an existing house on their land in Ty Croes and build a new Passivhaus on a different site. The existing property was in very poor condition both visually and physically, and the site was heavily constrained by Welsh Water sewers as well as being poorly sited in terms of solar gains and being set very close to its neighbours. As such, our clients wished to place the new dwelling elsewhere on their land, which required special justification under Anglesey planning policies which strongly prefer replacement houses be set on the same site as the existing property.

An initial pre-application enquiry was submitted to the council in which we set out the case for a new site for the replacement dwelling, and we were able to secure their confirmation that they had no in principle objection to this.

Following the positive pre-app we prepared a thorough application to ensure that all aspects were addressed and that there would be minimal impacts to the surrounding area. After submission minimal discussions were needed with the council’s planning officer to adjust the submission, and were pleased to receive planning permission in short order. Our clients were delighted with the outcome and can now start work on site on their dream home, and we are pleased that our careful approach and strong advocacy for the case were successful.
