Permission secured for change of use of hotel into apartments in Llandudno holiday accommodation zone

Our clients’ Architect recommended that they speak to us after having difficulty securing consent for conversion of their existing guest house into apartments in Llandudno. This was due to the Holiday Accommodation Zone policy within the Conwy Local Development Plan which prevented change of use away from a guesthouse unless it was conclusively demonstrated that the existing business was no longer viable.

We advised our clients that a robust argument needed to be made, and we put together a detailed case setting out the marketing efforts to date to sell the property and also drew upon a detailed business analysis provided for us by Landsker Business Solutions. This resulted in a swift acceptance of this aspect of the case by the Planning Authority.

We also successfully demonstrated that it was not viable to provide an affordable housing contribution due to the economics of the scheme, and addressed other more minor issues that arose during the case.

The end result was a speedy approval for our clients that allows them the freedom to develop the permission themselves or sell their property to a wide market of potential purchasers.
